Though their focus is on SFRs, I think a majority of their inventory likely resembles what you've described (e.g. product priced based on the 1% rule in neighborhoods unlikely to appreciate.)That said, the handful of homes I've found do appear to me to have potential.These are homes in neighborhoods with average or above-average schools, 80-85%+ owner occupancy, very low crime, and trailing 5-year average appreciation of 2.5-5%. 

If they are late again and you serve them you can proceed with the eviction and accept any rent money for use and occupancy only.

The VA pays rents at 100% occupancy whether the properties have vacancies or not.

@Bill Gulley  I am just under 10k post in 26 months I will looking for my 750k check in the mail :)Internet has created a culture of instant information.. as opposed to apprenticing in a occupation and working your way up.and this idea that a wholesaler is a RE investor is just silly.

I am looking at a mobile home park in rural Wisconsin, right now it is at around 50% occupation and priced accordingly.  

I think he was looking for owner occupant types.

I am looking into coastal cities (or near to coast) with approved ordinances only and interested in average price/night and occupancy rate mainly. 

The other thread on this topic also suggested serving and  referring the occupant to local charities. 

You need to be aware of your area laws as for as max occupancy goes.

You may want to add a clause to the lease that states that the fans are their for their use, but if they break, they will not be repaired .On another note, I have all my properties inspected by a professional prior to occupancy.
