The CA DOJ tenants rights website lists unpaid rent as the first thing collectable from a security deposit.

Does anyone know of a direct mail list provider that can filter by lot coverage?

I think hosts should list on as many listing sites as possible.

I have watched a lot of subpar listings go on the MLS and sold to homebuyers and/or flipped to LTR's. 

I purchased about 130 of them over the last five years by contacting owners who weren't even actively thinking about selling before I reached out to them, let alone had their properties listed with a realtor on the local MLS. 

Also, Detroit Wholesalers , please add me to the list. 

It's 2024, Rates have been eating at investors. 99% of listings have tenants underpaying rent by 50%.
