My buddy has all kind of contractors and repairmen in the Memphis area.

We visited Atlanta back in April before we decided to relocate.

I know a couple guys in my home town that served 5+ years in a federal prison for this.If you're moving ownership into a land trust that you also control and have no intention of defaulting or selling and avoiding the payoff, it could for sure be argued as positive fraud, but the intent would more likely be for something like asset protection or some kind of investment arbitrage - which could still be fraud.  

Your best bet is to visit the actual courthouse in person. 

So that brings me to my questions...How many of you are licensed to flip houses, is it necessary and what kind of licenses should one have?

The reason for the additional bath was not only to add value to my home, but so that my family and guests would have their own bathroom when they visit.

I dont think rents suffer the kind of drops that you see in values. 

Is the rule “never negative” or is would you kind of pool properties together and justify a deal based on their collective profit?  

Their fairly recent Chicago HQ is a beautiful building and a big reason Fulton Market went from red-hot to white-hot...certainly wouldn't mind working there.If you do visit Racine/Kenosha area, obviously would love to hear your insights.
