Property management co in self-directed IRA
25 April 2013 | 14 replies
You could have you IRA purchase an LLC that does prop management, but you in no way could be affiliated with that company. If your goal is to grow your retirement and work, you can do a solo401K, which I'm just starting to look into and hopefully I am stating this correctly and Jon Holdman may be able to clarify. You would open your PM business and designate the solo401K as you employees (you being the only employee) retirement plan.

How to understand if I can ever be granted permission to work from home while in an HOA that says NO?
28 March 2013 | 93 replies
Not that I owe anyone an explaination, but my plane tickets were purchased in early JANUARY for this trip home...we only moved here 1/2/13...I only just found out what I am facing in regards to HOA's and the conflict many will have over my career choice less than two weeks ago...so please trust I am doing my best...but my folks don't have Internet...nor does my Granny's nursing home...which is where I will be a majority of my time (she turns 95 in May).

Dealing w/ Sellers that Owe A Lot in Back Taxes
27 March 2013 | 5 replies
We've had wholesale deals where we've had private sellers that owe a lot in back taxes (as I'm sure you have as well).Anyways, in order to close on their homes via Warranty Deed, as many of our buyers prefer, the taxes need to be taken care of at closing. What we've been running into, is sellers that expect to walk away with nearly the entire purchase price as well as have us take care of their back taxes. So for example, if the selling price is $30k, and they owe $20k in back taxes, they expect to leave the closing table with $30k in their pocket, and have the buyer pay the $20k in back taxes, which usually just flat-out isn't going to happen.I've done some reading on the Internet on the topic to see how other wholesalers deal with this issue, and I've found two perspectives:1.
