Why don't you hire a property manager?

Did you hire full/part time?

Since I have a very demanding career, I chose to hire property management because I knew that I would be unable to attend to my tenant's needs in a timely manner. 

I paid for a cleaning crew prior to her moving in, and then she hired another one to clean my clean SFR. 

It is passive for us since we have a management company & and cleaner that takes care of all air bnb needs.

Beyond vetting and hiring your management, you will change your insurance from a "homeowner's" policy to a "rental property" policy.

I went into panic mode and contacted a mutual contractor that we both use (she has known him for years, and introduced me to him)  He then contacted her boss/friend and he said he would take care of hiring movers.  

There's gas at the street but not to the building so that would mean hiring a gas-licensed contractor to install which, on top of the cost of the heater, would rule it out for me.

Since I am a numbers person, I like to look to be able to compare scenarios to help build my strategy, but I have found it difficult (even hired a wealth strategy consultant) and have not been able to find anyone to give me such examples and scenerios.

So if your plans differ significantly from what it was originally planned the infrastructure will need to be modified.You should asses the current condition, you can hire a civil engineer to go out and take a look at the pipes, stub out locations, grading, etc.
