We have had groups of couples and groups of guys to ride the bike trail, families, groups of older ladies...the demographic is pretty broad.

as a preferred route.. most folks except me that is the preferred route.. but no way can you expect it.. you have to expect to own the asset at some point and if they pay great.. kind of like those that say cash flow is where its at and appreciation is gambling.. 

To me investing for appreciation is like gambling.

There are A LOT more expenses you have to account for to truly know what you will be making/losing on a propertyYou are also gambling on rents continuing to rise at the rate they have been in the past..... being able to finance to a lower rate.... thats speculating... not investing. 

I made a call to the local water & sewer utility to see about any delinquent bills, which there were some, but the lady I talked to said that there was an unusual amount of water usage in March and that the water had been turned off at the street so it looked like there must have been some kind of water leak.

It was a gross over reaction to a well connected "Little old Lady" who found out a wholesaler made money she could have made.nIt is a bad poorly wirtten law with a lot of unintended consequenses.

She forwarded me over to the Investment loan lady and she was able to finance the repairs and the home, with a 10% down payment rather than 20%.
