(8) Any fee permitted by G.S. 42-46.

Perhaps limit the value of assets in each LLC to about $500k, except if you have a bigger biz (like storage units), then it may be valued at more than $500k, and that's ok. 

There are plenty of 3+ unit properties around (if not in my immediate vicinity), but they were there before the area was re-zoned.I could easily make storage rooms in the basement for the tenants, but I can't see any easy way to make additional living space for them.

JC Skweres,I am admittedly biased so take my words with a grain of salt but generally speaking my vote would be for Self-Storage as the best vehicle for one's money.

But then I am dealing with paper (or I have a farm or huge storage space).

So an investor can pick and choose pretty easily between debt or equity, core versus core plus versus value-added versus opportunistic, commercial or residential, retail, office, self storage, hotels, etc.

Don't allow too much storage in case you get a hoarder.

I’ve been in conversation with an owner of a self storage unit who is looking to sell in the near future.

  I would add a statement addressing the tenant's/ renter's available storage space and how much is provided for the tenant/renter and appropriate places for storage.
