Long story short, I had a leak in shower and there was some mold on floor, not terrible imho. $2000 between mold crew and plumbing. 

Being that I am out of town and trying to avoid hiring a management company I am considering a buying a home warranty/service contract for the appliances, electrical, plumbing, etc.  

I'm sure it's in the terms of service that we all click "accept" without thoroughly reading but know that what you post here might be read by a tenant.

New cabinets/ Granite/ LVT flooring and SS appliances.

Basically, he is flowing water from the neighbor's outside faucet to the washer faucet inside the house that has no water service.
