Hey AdamIf you build the right Core 4 team and find good deals that meet the 1% rule I believe "buy and hold" could be a good way to grow your wealth in a safer fashion.

I have not had any trouble with them yet although my HVAC guy says he thinks the old fashion ones are better and less of a headache.

I know already type of finishes , I know the what I want Maybe I’ll build even a pool , back yard project , siding projects , I want to take house and make it super modern and enjoy from it 

I want to buy properties where I can fashion the calculations to reduce principle and own the asset free and clear in the shortest time possible.  

We're using Modern CPA Group out of California and they're fantastic.

the HOA also has a $9k assessment to modernize elevator, repair stairwells, and start repairs on balconies.  

We fixed it up and made it extremely modern!

Some people just prefer the old fashioned way so you don’t want to shut the door on that. 

For example from noticing my own weakness in this business is (1) collecting rent in a timely fashion and (2) interview/screen/and show tenants the units. 

I am old fashioned and wanted to fund the deals myself, I was not interested in raising capital from other entities like most beginners.
