Investment Info:

Single-family residence fix & flip investment.

Purchase price: $390,000
Cash invested: $120,000
Sale price: $630,000

This was a fun one! We had to wait for a cash infusion which took longer than expecte but after that we got it done and it looked so sexy! It was a lot of fun doing it on the central coast.

What made you interested in investing in this type of deal?

We wanted to get on the central coast to do some projects, we started looking and found this one and another deal around the corner and we did well on both of them!

How did you find this deal and how did you negotiate it?

Came from a wholesaler friend of ours in the area, he sent it to us first, the numbers were great and we locked it up.

How did you finance this deal?

We got a hard money loan for both the rehab and the purchase price.

How did you add value to the deal?

We fixed it up and made it extremely modern!
