I've had success with calling the city for their problem children, buying properties that are fsbo and mailing owners.

Tenants just tend to be harder on them as they tend to have more youths/children. you’re also by default going to have more people living there.

If you meet that sweetheart and have children the ride your motorcycle around the world and eat Viana sausage days are probably going to be over.

My parents were always home and available to me as a kid, so I want my children to have that same experience. etc etc etc.

It was an emotional decision as my daughter with 3 children was being rejected by lots of landlords.  15 years later she moved out and now I have a viable rental. 

I say this because, it is very likely your first investment will be a house hack and not have children especially a new born, will give you the most flexibility to be able to capitalize and maximize your potential income from that property.I would focus on continued free education for now, you don't need to pay for any kind of learning until at least after you get that first investment, since there is more than enough information out for you to be able to do that without paying for education at this point.Good Luck, Keep us posted on how its going.

Would it be smart/reasonable to include loud children, loud fighting, loud vehicles?

First, let me make it clear that I love the way I live and so does my wife and two children.
