It also puts them all on a lease that has all of the terms you wanted in there that protect you in the event you need to go to court.When it gets close to the new lease renewal time I would increase the rent of the biggest problem tenant(s) but keep the ones who are on auto pilot the same or issue a very slight increase.

After last month's late rent I had them agree to not renewing the lease (auto converts to month-to-month) and had them sign an agreement that they understood this and would move out by that time which is Sep. 30th.

Obviously that must be an exaggeration, but many of my friends are fighting them and I've heard a few stories of chewed up wires in vehicles because the rats are attracted to a certain type of wire sheathing that some auto manufacturers use.
