Good for nothing auto correct!

We prefer debit\credit card payments and can also set up auto-draft.

Most Americans it seems want to live above their means and the banks are more than happy to appease with home loans, auto loans and credit cards.

Literally the goat of tenants.I'm going to guess that some weird auto-correct feature said your perfect tenant was the "goat of tenants" LOL. 

It also puts them all on a lease that has all of the terms you wanted in there that protect you in the event you need to go to court.When it gets close to the new lease renewal time I would increase the rent of the biggest problem tenant(s) but keep the ones who are on auto pilot the same or issue a very slight increase.

Regardless of who you contact, ensure there are no 5 year auto renewal clauses, no first right of refusal and no administration fees.Please keep us posted on your progress!

After last month's late rent I had them agree to not renewing the lease (auto converts to month-to-month) and had them sign an agreement that they understood this and would move out by that time which is Sep. 30th.    

Late utility, credit, personal loan, auto loan etc. are no-go because the tenant is not able to pay or prioritizing living expenses

Obviously that must be an exaggeration, but many of my friends are fighting them and I've heard a few stories of chewed up wires in vehicles because the rats are attracted to a certain type of wire sheathing that some auto manufacturers use.
