Unlike many my age, I have a decent credit  (around 730) and about  $14k saved up.

Things like the age of the roof, HVAC, other capex items, etc can be a HUGE consideration.

I don’t try to “pick stocks” but rather diversify with mutual funds, look at age-specific allocation recommendations, etc.

Brian, think about looking at some areas that have some density (rooftops) and an aging housing stock.

Maybe you're looking to put your money to a different use now - family, friends, charity - my reasons for my continued pursuit of real estate have shifted as I've aged.
