Those agents bring more value than just sending you on-market deals that everyone has access to

Seller seems to think the vacant pads are worth very little, and of the 1.2M paid, most of that goes towards the income producing pads (with homes on them)...because the "CAP rate could not apply to vacant lots".Does anyone with appraisal experience can shed some light on this?

Any legit way around this? 

So all in all a cash out refinance in this market with rates dropping right before the storm of buyers hitting the market and prices shooting up is all a good thing!

Any insight from wholesalers or investors in this area would be much appreciated.

This kind of plays into the booking issue many have alluded to here.

For context I know this may land squarely in STR territory meaning as a residence it won't comp out any differently. 

I've done this before but this is the 1st time where I have an on market & the agent & my buyer are the only ones that are going to be at the property together.
