@Greg H.Hi, I’m not arguing in any way or disagreeing but I’m a newbie and could use some clarification as to why they are of little or no value if built before 1976.... wasn’t it something to do with the law and how they constructed the homes?

I'd remind him that there was junk in the unfurnished unit when you moved in and he told you to toss the stuff.If he argues, ask him to provide receipts for each missing item along with the local depreciation schedule (or IRS schedule if local is not available) for each item.

Some may argue this but most likely they are using lenders who haven't caught up with the times and current loans that are out there.

I totally left the tenant screening out, tenant screening is the MOST important part, learned this the hard way on my own rentals and revamped my whole process after reading a TON of articles and advice on sites like these in the beginning, I’d rather have 2 months of vacancy to find a good long term tenant , I will even reject a tenant on personality , like if they argue with any part of the process, complain, point out a ton of faults in a home, are negative ect, I’ve literally told peope “come pick up your deposit right now, we no longer wish to offer you tenancy”
