Now if someone wants to rent it based only on pictures they've seen in the ads I tell them nope; they've either got to see it in person or have a friend/co-worker/relative view it for them and report back to them.I can understand these folks wanting both to rent it unseen and paying up front because, honestly, many landlords would not want to accept someone who may only be here for 7 months bringing the possibility of an empty rental into the winter months when it can be more difficult to find tenants.Gail

Livingston rent rates will always lag, due to the Bozeman pass during the winter and most of the jobs are in Bozeman.

I worry because I know it's harder to find tenants in the winter, so I want to get this right.To top it off, the house has a mother in law apartment above the garage, which would be rented out to a tenant as well.

I know in my state (Michigan) property taxes are due twice a year (Winter and Summer) which is Dec and July.

The back flow valve is boxed in so that it can be accessed later (it forms sort of a cleanup in addition to flood or sewer backup protection).This is another example of how winter conditions are going to cost a lot of money that would not be needed if we were operating in warmer season.

Getting ready to rent out a large SFH (3500 s/f) and a townhouse and wondering if I should consider M2M..... honestly it makes me nervous with Fall/Winter coming up as no one wants to move during that time if the tenants leave.What has your experience been (good and bad) with the M2M?
