I'm going to look into quickbooks and see if it will be a better option than my own personal financing system I've been using. 

I'd start looking at properties that are in desirable rental locations.

I've saved up a little bit of money, and with my brother as a partner, am looking to start house hacking with hopes of investing in his and my future.

I am agnostic on geography other than looking to stay East of the Mississippi and out high tax/high regulation states. 

What I've seen is that the most probable "problem tenants" (Section 8 or otherwise) are looking for "mom and pop" or unexperienced / unprofessional Landlords to take advantage of.

Many investors are looking at the property so I was going to offer full price with $10,000 deposit.Rent situation:Unit 1 -- Current:  $800/mo Projected $1200/mo (this is the one i want) - month to monthUnit 2 -- Current:  $900/mo Projected $1000/mo - lease expires Jan 2025Unit 3 -- Current:  $800/mo Projected $1200/mo - lease expires Jan 2025Any ideas?   

I've done some high level market analysis and have been looking at properties to purchase.

And, hell, the old aluminum siding looked like crap so I replaced it and the gutters.

These are double wide homes that would be attached to the permanent foundation (on owned land, not in a park) and that the investor would look to sell right away to people that would occupy the homes as their primary residence. 

I'm looking for any / all advice for best practices around how and when to inform tenants about the rental increase/request to vacate.
