If your intention is to wholesale the property, make that date way out in the future to give yourself plenty of time.If you don't find a buyer, you have three options:1) Weasel out of the contract based on one of the contingencies,2) Get financing and close yourself, or3) Break the contract and give up your earnest money.If you're doing a contract directly with the seller, you earnest money should be small, so option 3 should be pretty painless.

I know i have been and i've gotten off alot of "wholesalers" buyers lists. focusing on finding deals, get connected with your local investors group and present the deals there and the investors will find you!
