Only issue I'm looking into is max number of unrelated individuals in Renton, haven't found code for it yet, but most cities seem to allow only a max of 4 unrelated individuals to a house.Cool thing with this method is I'm still close to Seattle, and have all my living expenses other than food and cell phone paid for via the rents. :-)

Sure, there may be some who have to fight with the credit bureaus to fix errors, but I doubt that a credit report that you would deny a tenant based on, would be that big a mystery.For instance, judgments for cell phone and cable bills, or one for a previous landlord.

Most apartment buildings have phone numbers on the internet, so I call those numbers to verify, not the cell phone number a tenant gives me.

Remember, whichever new tenant you put in will be locked in under rent control as well at the new rate, so in 5-10 years that rate will be relatively low as well.
