I have noticed that in building your team, you need that one person that you can fully trust to be the "boots on the ground", the dependable person that has their incentives aligned with yours.

My attorney set me up the following:A family trust that owns:Master LLC (holding company) that's owns:multiple individual LLC's that own individual properties. 

You grandfather was like Scarface, who do I trust?

I am reading the Tax Strategy books by Han & Macfarland.Have read a few real estate books but still unsure if should LLC before updating my family living trust. 

I'd rather pay more for a PM I can trust to place good tenants, take care of the day to day operations, and keep me abreast of everything pertaining to the property.

They have since put up retraining walls along the creek as well.The point is piers installed correctly work, and with full disclosure increases property value, or at least prevents decrease.What you are seeing should only be cosmetic but you may want to follow up with another company you trust to give an honest opinion. 

I would not buy this property unless you are an expert in foundation issues (you are not), or unless your contractor is an expert and also a long time, trusted friend. 

Trust me here; I started my real estate investing career buying $30,000 houses.  

You shouldnt trust a word in them to begin with.
