Also, being my first investment in RE, I would like to be close to the property in case something happens.All things considered, I have colleagues in the Philadelphia area that are learning REI now same as me that I may be able to partner with because of my unique situation.I would love to pull the trigger by the end of the year if possible.

REO's why because there is no emotional attachment with a bank just numbers, cut and dry end of story.Just make all your offers low because you will be buying them AS IS.

I am not finding any 50% 2% deals, however my own numbers work a 1% deal pretty well I am shooting for 2% willing to go 1% ( on certain units) How do you keep you cool and not pull the trigger on an almost deal?!
