Still learning but hoping to improve my process and keep buying properties in the future.

There is a good side to this, having this work done will guarantee the basement will never leak again and it will be under warranty for the life of the home, it is also transferable if I sell the house in the future, making the property more appealing.

I'd like to possibly go that direction in the future - or do something like a fix and hold and rent - but at the moment, it's not in my wheelhouse.

Plus, money today is worthw more than money in the future. 

If you are BRRRing things could get real ugly real quick in any sustained downturn....especially for some of the investors out there on $100 door margins.  

What I need help with is evaluating the property with regards to future expenditures - capital or otherwise and forced value.I have no experience in evaluating a house let alone an apartment complex. 

You need to take into account any future capital expenditures (capex) that it will need (roof/water heater/furnace). 

If you don't mind can I send you future properties to look at for me?

We are not professional real estate investors although in the future we may try to get it into it more. 

My opinion is that nobody knows what will happen in the future.
