Aim for a conventional loan and make it easier on yourself.

@Chris Mason  What would be the suggested price ranges you would say are best for this, or monthly mortgage I should be aiming for when trying to house hack a SFH? 

Also depends on what type of property/strategy you are aiming for.  10% ROI is not very hard to achieve in not so expensive cities and towns as turnkey, but you can get way more if you target distressed properties in terrible condition... really depends on what you are after and comfortable with.

I am very familiar with the state but aim to narrow down strong locations where I can find a smaller facility!

Just another data point, I'm in the Weber camp with @William Leahy and our units have grills that have been there for years without issue, even in the salt environment next to the ocean.We discussed gas vs. charcoal and decided against gas mostly because of maintenance and not wanting the guest to run out mid-grill and have to head for a tank swap location.So far what we've seen is guests leave about a half bag behind on average, that gets used by the next guest who buys another bag on their own to supplement that and then, you guessed it, leaves about a half bag behind.

Does anyone have any insight into exactly how title transfers or any readings to supplement our understanding?

I don't know if its like here but my primary advice is do not aim for the top of the market in whatever price point you are in.

Hey there, I would aim for at least 4% ROI with a SFH with todays current market.

Turnovers can be expensive.Now I aim for 2-beds and 3-beds when I can. 

What I've been able to gather working with other investors is that you should ask yourself: - what is the target return/goal I'm aiming for?
