@Brennan CrickWell What if you can’t buy it in April because you can’t get funding ?

Not sure what they offer but if its just financing.ONE if your Canadian your going to  have  a harder time in the US borrowing any funds HML or not.. 

We are planning to house-hack when we move and use some savings to do some flipping to fund some brrrr deals on some smaller mfr's and scale up from there.I almost forgot this is just an introduction.

Anyone have any knowledge on where to go as a fresh investor for funding ?

Right now, your retirement plan most likely has minimal choices to invest in (some stock funds, bonds, ETFs if you are lucky) so you are rather limited in choosing an investment vehicle that will help you reach your goals.From first hand experience, I can tell you that getting a solo 401k was rather easy and I have checks that I write to pay for properties free and clear or to put a down payment if I want to get a loan.
