Not sure exactly the process in the states but Canada most conventional lenders will not fund an assignment fee so you would have your lawyer draw up a assignment for your buyer in which he would agree to pay you outside of the sale of the home purchase of X amount.Be safe and always have an exit clause

I'm not sure how you could draw this up and protect yourself though from an investment perspective.If I was your friend, I would be looking at either a quad plex if its affordable to maximize the rent and have your own livable space or buy a place and rent rooms.

Every journey is different but there are HUGE take-aways with the traditional work experience.With your EE background if you get more into the capital projects side of things (energy, etc) rather than small circuits, I found that experience to be very transferable and now use my engineering PE license quite a bit to take on value add projects and draw out designs (I now do structural design work in addition to EE work).
