Door knock, get to know realtors and make sure you're actively participating in the community.

While they do not participate in negotiations, they are an invaluable tool to help secure good properties.

I feel ALL investors should have the opportunity to participate, so I've chosen to go the intrastate crowdfunding route.

If you poke around this forum, you'll see there are many active note investors who participate.

I'm starting to think that larger multi-families and smaller commercial apartment buildings may be the best approach for me at this stage, so I look forward to participating in future discussions about these as well as building potential partner relationships.

There are others like lumber financing companies that offer hybrid debt products with minimal equity participation as well.

Keep asking questions and participating.
