I have relationships with mortgage brokers and will set up my potential tenant with a broker to evaluate their financial situation to get them ready to purchase in 2-3 years.

I have an interesting situation on my hand, one of my rentals (Townhouse).

I recommend you talk to them as they will know your personal situation better. 

Each situation has to be analyzed on its own merits, and certainly for your area.

There's no net income in this situation.

There's a situation that was presented to me about twenty minutes ago that has left me searching for quality solutions.

Apparently the second buyer terminated rapidly after talking to neighbors who told her the HOA is very slow and reluctant to proceed with repairs.If any of you guys have dealt with a similar situation we would love the advice.  

I thought as an introduction I would give some insight into my current situation and hear some of your thoughts.

If they have stuff in their past but can explain it that’s ok for me sometimes but if it smells fishy and is setting off alarm bells which it sounds like in this situation is then you should listen to your gut and pass here.

I am wondering if anyone has been in a similar situation of switching/diversifying from peak cities to up-and-coming cities?
