@Mathios Yonanthe standard answer to your question is the midwest - but it's much more difficult even in the midwest to cash flow right now because of interest rates. 

But I don't think it's fair to me to do a 50/50 split for someone to essentially right a check then the other party do 100% of the work and cover the working costs.

I haven't been able to find a decent duplex in a good area that meets the 1% rule, so I'm considering one that checks all other boxes for me.

Definitely have to look at the fact that parties involved were open to looking at this from a different perspective instead of only accepting the standard way of doing things.

Then back down Grand Ave and drive over to Corinth Street...drive thru the Cedars to 8th Street and go West to check out Bishop Arts.

I just want to check with the group, are you finding the same challenge with getting an umbrella insurance with increase amount of properties.
