At the last minute I got cold feet and did a 20 year mortgage, not a 15, so I had to make a backup plan to pay the $45K as the mortgage would not be small enough to pay off with a refi if there was no increase in value.

I think transportation and jobs are the big drivers for rentals.Some features like land and above average square footage seem to do little to increase rental rates.

Out of interest any sellers get cold feet between signing the LOI and going to title company.Maybe it's the miser in me but for a licensed agent/broker to agree to this setup wouldn't they want a lot for doing it?
