You are not going to get the current going rate for the 3 BR/1 BTH in that area because of your "special situation" or you will have a large expenditure to correct it. 

You can use a lease or rental agreement, just double check with your local laws and regulations if special wording is required.

However, if you choose to go this direction, make sure to select a company who specializes ONLY in parks and is familiar with all the state regulations.

There's no point in saving them for special occasions.The truth is, 99% of people will put it in their pocket, then throw it away the first chance they get.

@Alyssa Strom could get you a CMA to sell, her company specializes in buying and selling duplexes.  

While technically, I guess anyone could, however, someone lacking the very specific and very specialized skill set required to "procure" this efficiently, would not be able to collect the information prior to the tax list being published.

For now, we are going to see if we can find an agent who specializes in real estate investments and see if we ca partner with that person.
