I'm acquiring a rental unit with an odd porch post repair, if i was to repair it to original condition what would be the cost?

Current market conditions won't matter that much of it's a long term play.

BTW I use a 12% Cap Rate because I live in a very rural community and most people are trying to get out of the market due to the unstable conditions of a certain university.Thanks,Dakota Hicks

@Adam Mykel Cox thats something I am leaning towards given the market conditions of my local area. 

On average, the rent would range from $1400 to $1800 for a 2 bedroom and 1 bathroom unit in an okay condition house. 

Even if a neighboring unit was in perfect condition and sold for $210,000 with only $15K worth of work in the unit, it would be a steal at $75K.

And all rooms are fully furnished bed, Tv...It is in perfect condition and doesn't need repair you can just step in and start collecting the rental income ride awayThe top of that what is amazing about this property is it has a vacant lot next to it w/h you can build on any kind of house or sell it...and it is under the same deal with the house so if you are interested, inbox methanks.marta  

The only issue I had is that the inspector left the air conditioning at a low setting of 70 degrees. 

The home is in great condition and it is less 2000 sq ft with 4 bed/2 bath.Anybody with knowledge of the rental market would appreciate tips/suggestions.

You could alternately look into doing a conditioned crawlspace with a "rat slab" and keep the building at grade, a lot like a basement.
