There's economy of scale that you don't get with smaller properties.

The town economy is based on tourism, mountain activities. 

With the two areas you mention, I would imagine Houston has a larger renter pool and the city is obviously much larger with a more diverse economy than Temple or Waco - not to say those areas couldn't make for good rentals.

In todays economy that could be a very big deal.  

With that being said, in recent years Utah has been ranked as the #1 economy by various outlets.

I love the sharing economy! 

Look for markets with growing populations, growing jobs and modern/diverse economies where businesses are either expanding or moving in to.
