There is more than one way to skin a cat.

Most leads (syndicators) invest at least $100,000 to assure the other investors that they have skin in the game.Keep in mind, accredited investors are sophisticated and they want to see details of why it's a safe and profitable project for them to participate in.

No serious investor or bank is going to fund you, with no track record, for such an endeavor.So I would say: find something that you can reasonably afford and have some skin in the game yourself.

Have the customers pick you up at the office and you are the tour guide if you need to show houses with them in the car.Use their gas.Rent a car if you have to, borrow a car, partner up with a new agent that has a better car, see if anyone in your office does Turo, Uber.Lots of ways to skin that cat.

It's gotta be something, your religion, skin color, shoe size, eye-brow thickness, something, anything just NEVER your actions and decisions, nope, no-way no-how, never ever ever.
