*If anyone is willing to do this:I'm trying to practice my analysis skills but need someone to look over them to make sure i'm not screwing anything up.

I've only made ONE poor choice over the years and nothing on paper will tell you the applicant has no social skills and can't get along with other tenants.

In the interest of full disclosure if I have one skill on the planet earth it is marketing. 

My personal skills/time can handle a paint/carpet/landscape fixer, nothing more.

Learning to raise and organize money is hard and it takes a lot of time.Joel Block's Dealmaking Symposium is some of the best training in the country on learning the ACTUAL syndication business.  

What are the best ways to stay organized so that we can optimize our driving times?

I feel that in the beginning at least, I'll really enjoy managing my own properties and doing much of the repairs myself, while having pros on standby for times I'm either unavailable or not skilled enough for certain repairs.

Also I was really lucky  (skilled?)

Each requires a separate skill set that you need to acquire. 

I will freely admit I have zero skills in repair and frankly anything I touch should be condemned.
