I bout a duplex in 2013 that i fixed up and lived in one unit for a few years while renting out the other half, I got married and my wife and i bought a single family home for us. 

Definitely have seen banks more than willing to give out a loan more than double household income.

I’m now on my 9th property and up until this point they’re all single family homes.

I made a thread not too long ago about single package HVAC units - didn't get too many replies seems like many haven't had to deal with multifamily HVAC solutions. 

I’m looking at a single family home that needs full renovation built in 1890 near downtown Indianapolis.

The three properties include a 2br, 1.5 bath condo in an A+ neighborhood, a duplex and a single family home in a C neighborhood.

He does single family and we also used him for some of our smaller multifamilies. 

We are building a single family home as a rental. 

Owning single home houses are something I will never recommend renting them out with a few exceptions and you did not mention any of them. 

However, the Verizon rep did warn us that if internet service is slow in our area (which in general it is), that other households may also rely on LTE hotspots as their main internet source and this may slow down service all around :(  I guess this is a temp. solution until we get Comcast internet installed (or AT&T internet improves from a current snails-pace of 3 megabytes per second).
