If you don't have tons of income this could make other transactions in your life more difficult, buying a new car, credit cards, etc.

I know i need to keep a good amount of money in my brokerage account just incase something does come up with one of my properties or in my personal life.

You can make your own income in this life. 

And, in fact, Accounting is my declared major as of now.Anyway, now that I'm about 3/4 done with my freshman year, I have thought a lot about what I want to do with my life. 

I got started that way here in Austin about 8 months ago in a duplex and it was probably one of the best decisions of my life.

Drafting my business plan has forced me to stop and take a look at myself (I haven't done this much even though I know its vital - get so consumed by life, sometimes I forget to smell the coffee so to speak). 

When i got my portfolio past 10 properties life got a lot easier... better systems for management, had enough maintenance work to find 1-2 reliable guys, and wasnt so concerned when 1 would go vacant as i still had 9 others cash flowing.
