The numbers seemed to work (meets the 1% rule which seems to be unusual for new construction) and we visited Ocala several times to do on the ground due diligence.  

He was super nice and seemed trustworthy.

It does seem like the more seasoned brokers have the network already so they may be less inclined to send off market deals to investors they havn't worked with yet.
