Just an interesting piece of insight, recently I started reading Gary Keller's "The Shift" and in the first section, I see a chart depicting general real estate market trends and wow, according to the graph, I started doing real estate during the worst time of the year right when the market slows and activity declines!

Granted, there are those who get backed into a corner created by the 45 day identification period and buy property they shouldn't (they probably should have walked away and let the exchange fail and pay the taxes), but very few are looking for bragging rights.I just wanted to make sure that newbies reading this post are not misguided by the comments.

With it we can use the upper section to calculate what a given vacancy rate means in terms of turnover and the lower section to build a vacancy rate bottom up by starting with the number of turns and the turn time.

The podcasts are a good place to start, pick and choose the ones of interest and the library of informatin in the learn section is excellent.
