It was a dump and is now a beautiful home, but the buyer's bank is pushing back.Anyone have any experience along these lines and/or figured out what to say to the bank to satisfy them after doing a flip?

I'm starting up a wireless internet provider company and I'm thinking about partnering with building owners to get access to their facilities and tenants.The idea is that the building owner is in a great position to help promote my services and I can provide them with a new revenue stream.The benefit to the building owner is new monthly revenue increasing their NOI.The benefit to their tenants is significantly better internet service.The benefit to my company is lower customer acquisition costs and having someone else help push tenants towards my service.I'm new to the real estate industry and looking to understand the following:- Is this type of partnership currently being done for Internet or other tenant services?

From Fannie:Borrowed Funds Secured by an AssetBorrowed funds secured by an asset are an acceptable source of funds for the down payment, closing costs, and reserves, since borrowed funds secured by an asset represent a return of equity.Assets that may be used to secure funds include automobiles, artwork, collectibles, real estate [EDIT: eg, a HELOC], or financial assets, such as savings accounts, certificates of deposit, stocks, bonds, and 401(k) accounts.Secured Loans as DebtWhen qualifying the borrower, the lender must consider monthly payments for secured loans as a debt.If a secured loan does not require monthly payments, the lender must calculate an equivalent amount and consider that amount as a recurring debt.When loans are secured by the borrower’s financial assets, monthly payments for the loan do not have to be considered as long-term debt [EDIT: in other words, 401k loans are not only acceptable, but we don't even hit your DTI with the payment].I like to push things; I've been waiting for an opportunity to use artwork-secured debt for ages but it's never come up.

Then I would take a step back and reassess where things went wrong ... being broke is a symptom, not the disease IMO ... figure out what the root cause of this bad situation was/is and attack the problem at its root.
