Another consideration is that if you are barely cash flowing on a home in an expensive market and you aren't taking into account capital expenditures, the first time you have a major maintenance repair (new roof, major plumbing or electrical issue, etc.) you will be in the negative for years to come.

I bought a foreclosure and the home inspector said the roof was fine for another 5 years.

The roof had a leak and now there is water damage and mold, anyone has recommendations on either fixing/removing the mold ourselves or a cheap mold specialist?

CapEx tends to be close to the same on all properties (a roof is a roof) and therefore a lower percentage of expense for a higher ARV property.

They may spot a stain and recommend another specialty inspection like roof or plumbing.
