With pandemic going it, unfortunately the in person networking is mostly out, but there are some good meetups and the like going on virtually for probate and where probate attorneys maybe attending.If you have a track record or reputation of closing out properties fast and do what you say, that's what they look for.

I wouldn't rule out all of Aurora either, historically that whole side of Denver has had a bad reputation but I think that bias is quickly becoming antiquated now personally as parts of Aurora are changing fast for the better, like near the Anchutz (bless you) medical campus.
