I have had multiple contractors on properties at the same time, and not only is it a lot of work to source and keep a strong roster available (mitigating a lot of the need for a property manager) but also I have really only met one in my over 20+ renovations, that has been close to maintaining my level of expectations, and unfortunately he realizes his value and I can rarely afford him anymore...

However, based on my revenue projections and factoring in a 25% commission for professional property management, it seems unlikely to generate significant cash flow unless they can significantly boost revenue.I'm open to working with a professional PM if they can guarantee decent cash flow.

I originally was looking in the Midwest and different areas & I still am but, when I start thinking about rehabbing & working on a project, I tell myself I can easily drive 1-4 hours to check on my property PA because of the distance vs somewhere like the Midwest where it’s super far.
