We have a property on contract to sell with inherited occupants paying very low rent because we knew the homes were eventually being demolished.If I offered cash for keys as we need them out by the end of June, and they sign an agreement for cash for keys; If they do not leave do I still have to do a Non Renewal eviction?

No wild stuff.Unless you can tone it down while you live here, we're going to either non-renew your lease or evict you.Now I'd like to keep you here but it's up to you.Do you think you can refrain from doing things like this in the future?

All I have to do is not renew the lease and hope they leave drama free, and if they don't, I would have the advantage anyway vs. dealing with drama they could provoke while still under tenancy.

At least 30 days prior to termination, you should offer the tenant renewal for one year, convert to month-to-month, or termination.

His lease is up in March, and I do not plan to renew him.
