Your money will possibly safer in RE than in a bank, but do pay attention to LOCATION and implications of trends in the nation because the sun is shining a little extra in some areas and a little less in others right now:)

Real estate has always been something that has captured my attention, but it wasn't until recently that I have decided to pivot my career choice.

Pay close attention to warranties.

If there is a felony, I would pay particular attention to whether there is a history there that would tend to make you think that it is a continuing pattern... related misdemeanors, common interactions with the police, etc.   

Of course wholesaling caught my attention but I am opened for anything.

That is inspiring to many of the readers, because a lot of folks can visualize themselves doing something similar.

So if you expect your friend to list at 4%, expect that discount to result in less attention, perhaps less quality marketing, and less on other items (potentially, not always).

Is it just that it is a convenient opportunity that happened to come to your attention, because one of your colleagues got it?
