Seeing as how you can rent out your personal home, or ANY home you own for up to 2 weeks and not have to pay any taxes on that rental income, I see no reason why you would be forced into a separate loan product with inferior terms.   

You might learn through that experience that you may like syndications or it could also validate your means to not want to do them.

I have worked on some houses over the years that I am shocked that they have stood around this long, seeing some of the framing and the failures before they knew certain things we now know with modern building science and product/technique innovation.

Inform the lender doing the refi what you are trying to do and see if they have any loan products that fit your needs regarding your desire to invest.

Hi @Ryan Deasy, the validity of their business mode aside (and I've seen many of those companies that are legit...but Lease Options in Texas is a different animal than other states)  So I'd ask what benefit are you trying to gain by even considering that route.
