Been lurking here for a while to pick up some data/observations on different markets. 

I am looking to move into a different home and am attempting to determine if it is worth renting my current home or just selling it outright.It's a split level foyer home with 2,400 sqft, 4 bedrooms, 2.5 baths, in a nice neighborhood. 

In the case of direct mail, it is important to remember that on average it takes a few touches before the potential seller actually picks up the phone and takes action.

I'm looking for peoples experience with solar panels good and bad to determine if it is worthwhile for me.

Don't start the conversation with "Can I pick your brain"?

They will determine the price and if they will approve it. 

If he still doesn't pick up after 24 hrs, I will get the junk removal company and dispose of it. 

I would look at craigslist, facebook marketplace and your local REIA for possible leads, but make sure you spend the time to determine it will work for yourself and do not rely on what the other person gives you for rehab costs and comps.  

In order to determine value, you would need to find similar properties to use as comparables.
