I've chosen to build ADUs on several of my properties in Los Angeles for the following reasons : 1) I understand the local market, 2) I already own the land, so building an ADU is an incremental cost, 3) owning a property locally makes it easier to manage and I don't have to pay for property management, 4) I'm getting really good rents without a major increase in expenses.

If your property is "separately alienable", such as a SFR or Condo and it is not owned by a corporation or certain other entity types AND you provided the tenant with proper notice that you are exempt from AB 1482 because of the above AND is not in Los Angeles and certain other municipalities in California with Rent Control, then you do not need to provide relocation assistance or comply with "just cause" when terminating a lease.
