so you listed 3 options for utilities. for 6 years or so, i did option 1. i am currently doing option 2. i have talked to a few people that are doing option 3. as you know, you can make a significant amount of cash flow with the rent by the room strategy. also, the tenants that i rent to (low-middle income/blue collar), do not have a ton of extra money. they can afford the rent but any "extras" may be too much. my logic was if the rent includes utilities they simply look at it as the "rent" payment. not necessarily anything more than that. if you have a rent and utility payment (that may even be less or the same as a rental rate that includes utilities) they view that as two separate payments and you run the risk of them paying the rent and not the utilities. this has happened to me many times. what are you going to do, evict them over missing a $43.65 utility payment when they have been paying their $600 rent?
