The bigger commitment is once you get your license, paying for association dues, MLS dues, errors & omissions insurance, miscellaneous fees ... you're looking at minimum $1,000-$2,000/year.

I've seen numerous options for veterans out there, anyone have any experience with any programs they'd recommend? 

There are numerous reasons why these inverse relationships are true, and in some markets there are exceptions.I use the 2% rule and purchase Class C properties (clean, safe, functional, non-war zone). 

This holds true for the owner of one property who is new or the owner of numerous properties that has been managing them for years. 

I have numerous contacts who have interest in investing in real estate if I can find the right deal/return.

My agent has had numerous times where the property goes under contract as he's driving out to go see it.

You could make some mistakes that cause loss of principal for instance in any of numerous areas such as market selection, property selection, purchasing, rehab, etc..

Is this really the legal way to correct such an error?

I am certainly biased being that this is my business/livelihood, but I can tell you that several people have paid my firm way more to fix the errors/shortcomings in their operating agreements or settle/litigate disputes for the LLCs than they would have if they had just done it right the first time.
