No you cannot clean flat paint, but what difference does it make when there are nail holes all over it, it just touches up better. 

Eric, I currently have 4 student rentals that hold 24 students. started in 2013 and so far i have not had any major problems with them, just minor things. one tip, as a Contractor, if you renovate a student rental with new drywall, go for 5/8" drywall for the strength. i did that to a property i converted to a 2 family and have had no problems with holes in the wall.
